Introduction

If you hear the sound of running water when all your faucets are turned off, or you see a hot spot on your floor, you may have a slab leak. This is water escaping from pipes that run underneath your concrete foundation.

Slab leaks are one of the most anxiety-inducing plumbing problems a homeowner can face. The fear is understandable:

  • Will they have to jackhammer my entire foundation?
  • How much will this cost?
  • Is my foundation going to collapse?

At Blackmon Plumbing, we’ve been detecting and repairing slab leaks in Baytown since 2007. We know these homes. Many were built in the 1960s through 1980s with copper water lines embedded in the concrete slab, and those lines are now reaching the end of their lifespan.

We do not guess. We use Static Isolation Testing—a precise diagnostic method that pinpoints the leak location without tearing up your entire foundation.

What is a Slab Leak?

A slab leak occurs when a water line running beneath your concrete foundation develops a hole or crack. Water escapes under pressure, saturating the soil beneath your home.

Slab leaks are most common in homes built on concrete slab foundations (as opposed to pier-and-beam). Baytown has thousands of slab-foundation homes, particularly in:

  • Goose Creek (1960s-1970s construction)
  • Highlands (1970s-1980s construction)
  • Older Baytown neighborhoods near Cedar Bayou

These homes were typically built with copper water lines encased in the concrete. Over decades, the copper corrodes from the outside (soil contact) or the inside (water chemistry), eventually developing pinhole leaks.

Signs You Have a Slab Leak in Your Baytown Home

Slab leaks are not always immediately obvious. Here are the warning signs:

How We Detect Slab Leaks: Static Isolation Testing

How We Repair Slab Leaks: Tunneling vs. Jackhammering

Once we’ve pinpointed the leak, we have two repair options. We will walk you through both and recommend the best approach for your specific situation.

Option 1: Tunneling Under the Slab (Our Preferred Method)

Whenever possible, we tunnel under the foundation from the outside of your home to access the leaking pipe. This method:

  • Preserves your flooring (no jackhammering tile, hardwood, or carpet)
  • Avoids disruption inside your home
  • Allows us to inspect adjacent pipes while we’re under there

We excavate a tunnel approximately 3 feet deep and wide enough for a technician to access the pipe. Once we repair or replace the section, we backfill the tunnel and restore the landscaping.

Option 2: Interior Access (Jackhammering Through the Slab)

In some cases, tunneling is not feasible (due to slab design, proximity to other structures, or depth of the pipe). In these situations, we create an access point through the floor.

We minimize the disruption by:

  • Cutting only the necessary section of flooring (typically 2×2 feet)
  • Using precise jackhammer cuts to avoid damaging surrounding tile or flooring
  • Coordinating with your flooring contractor for restoration (we provide referrals if needed)

After the repair, we pour new concrete to match the existing slab. The flooring restoration is handled separately.

Option 3: Repipe Above Ground (For Multiple Leaks)

If your home has had multiple slab leaks, or if we discover widespread corrosion during our inspection, the most cost-effective long-term solution may be to abandon the under-slab lines entirely and repipe above ground.

This involves:

  • Running new PEX water lines through the attic or crawl space
  • Dropping lines down through walls to supply each fixture
  • Capping off the old under-slab lines permanently

While this is a larger upfront investment, it eliminates the risk of future slab leaks and increases your home’s value by modernizing the plumbing system.

Why Slab Leaks Are Common in Baytown

Baytown sits in a unique geographic area with specific conditions that accelerate slab leak problems.

Working with Your Homeowners Insurance for Slab Leak Repairs

Slab leak repairs are often covered under homeowners insurance policies, but you need proper documentation to file a successful claim.

We provide comprehensive documentation to support your insurance claim:

  • Master Plumber Report: A detailed written report from our Texas Master Plumber (MPL-38162) documenting the leak location, cause, and recommended repair.
  • Photos and Video: We photograph the leak site, the damaged pipe, and the surrounding area. This visual evidence is critical for claims.
  • Static Isolation Test Results: We provide the pressure test data showing the exact PSI drop that confirmed the leak.
  • Repair Invoice with Detailed Breakdown: Itemized costs for detection, excavation, repair, and restoration.

Many insurance policies cover the cost of:

  • Leak detection (Static Isolation Testing)
  • Access and repair (tunneling or interior jackhammering)
  • Flooring restoration (if interior access was required)

However, policies typically do NOT cover:

  • The cost of a full repipe (considered an “upgrade”)
  • Damage caused by long-term, undetected leaks

We will walk you through the claims process and work directly with your adjuster if needed. Our goal is to make this as stress-free as possible.

Repair vs. Repipe: How to Decide

One of the most common questions we get is: “Should I repair this leak, or should I repipe the whole house?” Here’s how we help you decide:

Frequently Asked Questions About Slab Leak Repair in Baytown

Q: How long does slab leak detection take?

A: Static Isolation Testing typically takes 2-4 hours, depending on the size of your home and the complexity of the plumbing system. We will pinpoint the leak location during this visit.

Q: Will you have to tear up my entire floor?

A: No. We use Static Isolation Testing to identify the exact leak location, so we only create a small access point (typically 2×2 feet). If possible, we tunnel under the slab from outside to avoid damaging your flooring entirely.

Q: How long does the repair take?

A: A single slab leak repair typically takes 1-2 days, depending on the repair method. Tunneling may take longer due to excavation. A whole-house repipe takes 3-5 days.

Q: Does homeowners insurance cover slab leak repairs?

A: Most homeowners insurance policies cover the cost of leak detection and repair if the leak is sudden and accidental. However, coverage varies by policy. We provide detailed documentation to support your claim.

Q: What if you can’t find the leak?

A: If we perform Static Isolation Testing and do not detect a pressure drop, there is no leak in your water lines. We do not charge for detection if no leak is found. The issue may be a drainage problem, foundation issue, or external water source.

Q: Can you repair a slab leak without digging?

A: There is no way to repair a slab leak without physical access to the pipe. However, we minimize disruption by using Static Isolation Testing to pinpoint the exact location and choosing the least invasive repair method (tunneling whenever possible).
