The average life of a water heater in Houston is 8 to 12 years. When the tank rusts through and starts leaking, you have two choices: a cheap “swap” that ignores safety risks, or a Professional Installation that protects your home for the next decade.

We don’t just connect the pipes; we audit your venting, gas pressure, and drainage to ensure your new tank is safe, legal, and efficient.

When you get three quotes and ours is $200-$300 higher, it’s because we include the safety components that the “handyman special” skips.

WHAT DOES "CODE COMPLIANT" MEAN? (And Why It Costs More)

If you get a quote that seems “too cheap,” the installer is likely skipping these critical safety components required by the International Plumbing Code (IPC) and Houston city amendments:

Emergency Pan & Drain

If the tank is in your attic, garage, or anywhere above living space, a metal pan piped to the outside is mandatory. It prevents a future leak from ruining your ceiling and flooding your home. The pan must be at least 2 inches deep and drain to a visible location (not into your drywall).

Thermal Expansion Tank

This small blue or white tank (mounted above the water heater) absorbs pressure spikes. When water is heated, it expands. In a closed plumbing system (which most Houston homes have due to backflow preventers), this expansion has nowhere to go. Without an expansion tank, the pressure builds until it blows out your T&P relief valve—causing it to drip constantly.

Why It Matters: A leaking T&P valve wastes hundreds of gallons per month and can cause water damage. The expansion tank prevents this.

Sediment Trap (Drip Leg)

A “dirt leg” on the gas line that catches debris and moisture before it clogs your burner. This is a code-required safety device that prevents gas supply contamination from reaching the gas valve.

Dielectric Unions

Specialized brass fittings that prevent the copper water pipes from touching the steel tank nipples directly. When dissimilar metals touch in the presence of water, galvanic corrosion occurs—eating through your connections in 3-5 years. Dielectric unions prevent this chemical reaction.

Double-Wall B-Vent Pipe

Gas water heaters must vent combustion gases outside. We use code-compliant double-wall B-vent pipe (not single-wall stovepipe) to safely exhaust carbon monoxide and prevent fire hazards. We inspect the entire vent run for rust, disconnections, or improper pitch.

Earthquake Straps (Where Required)

While Houston isn’t in an earthquake zone, water heaters in garages must be strapped to prevent tipping from vehicle impact. We install upper and lower straps secured to wall studs.

Total Cost of Code Components: $400-$600 in materials alone. This is why our quote is higher than the “tank only” price at a big box store.

TANK VS. TANKLESS: THE FINAL DECISION

Before you install another tank, ask yourself these questions:

  • Do you run out of hot water? If you have teenagers or a large family, a 50-gallon tank may not be enough. Tankless provides endless hot water.
  • Is the tank in a dangerous spot? Attic installations are vulnerable to leaks that cause ceiling damage. Tankless units are wall-mounted and don’t hold 50 gallons of water.
  • Do you want to reclaim space? A tankless unit is the size of a suitcase. You can reclaim your closet or garage space.

IMPORTANT: Once a new tank is installed, you are committed for 10-12 years. The time to consider tankless is NOW, before you invest in another tank.

REPAIR OR REPLACE?

Not sure if your tank is dead? Here’s the rule:

REPLACE IF:

  • The tank is leaking from the bottom. This is a terminal failure. The glass lining has cracked, and there is no patch.
  • The tank is over 10 years old and you’re facing a major repair (gas valve, multiple elements).
  • There is visible rust on the outer shell or at the base of the tank.
  • The hot water is consistently rusty (indicates internal tank corrosion).

REPAIR IF:

  • The tank is under 6 years old and only the pilot light assembly, thermostat, or heating element is broken.
  • The leak is from a pipe connection (not the tank itself).
  • The T&P valve is dripping but the tank is otherwise sound.

COMMON QUESTIONS

Q: How long does installation take?

A: A standard attic or garage replacement takes 3-4 hours. If we need to upgrade venting or add code components (expansion tank, pan), it may take 5-6 hours. We usually have the water back on the same day.

Q: Do I need a 40 or 50-gallon tank?

A: Most newer homes (2.5+ bathrooms) require a 50-gallon unit. Older homes (1-2 bathrooms) can use 40-gallon. We will check the data plate on your old unit and recommend the best size for your family. The rule of thumb: 10-12 gallons per person.

Q: Why is my quote higher than the Home Depot price?

A: The price on the shelf is just the bare metal box. It does not include the permit ($75-$100), the labor, the removal, or the $400-$600 in code-required brass fittings, expansion tank, emergency pan, and vent pipe that keep your home safe and legal. The “installed price” at big box stores also uses the cheapest contractor-grade tanks (not Bradford White).

Q: Do you offer warranties?

A: Yes. Bradford White tanks come with a 6-year manufacturer warranty on the tank and parts. We also warranty our labor for 1 year. If something fails due to our installation, we fix it at no charge.

Q: Can you install an electric water heater?

A: Yes. We install both gas and electric tanks. However, we strongly recommend gas if you have a gas line available. Gas units recover faster (heat water quicker) and are less expensive to operate in Houston.

Q: What happens if my tank fails the inspection?

A: It won’t. We install to code the first time. In the rare event an inspector requests a minor adjustment (strap placement, etc.), we handle it immediately at no additional charge. We know what inspectors look for.
